1. Diversify your income - sadly with the way the economy is going, saving only in a 401k is probably not going to be enough to take you through retirement. Use investing in real estate to diversify your portfolio.

2. It’s really hard to mess up in the long run if your plan is to hold the property for a long time. The market has never not appreciated over a 30 year time span.
