Top 3 Ways to Invest Passively

Passive income?? What is that?? The phrase "passive income" is tossed around way too much and the reality is that very little in real estate is truly passive. I think a better phrase is definitely "recurring income" 😅 Here are our top 3 ways to invest passively, enjoy!

However here are the top 3 ways to invest as passively as possible:

1. Private Money Lending: You lend toward someone's real estate project at a fixed return. You are simply the bank, you do not own the real estate or do any of the work. For example, you give another investor $100k to buy and rehab a flip. They pay you 8% interest only until they pay you back in full upon selling the house.

2. Turn Key Rentals: This is when you buy a rental that is completely renovated with a cash flowing tenant in place. Theoretically there is very little maintenance or repairs because the property is newly renovated and you just collect rent every month.

3, Syndications: You put a lump sum of money into a syndication deal and get to own a very small percentage of a very large deal. You get to reap cash flow, appreciation, debt paydown and depreciation benefits. An example might be where you invest $50k into a syndication for 5 years and get a 8% return on your money. At the end of the 5 years you can decide if you would like to reinvest or pull your money.
